Introduction

Q: What is SQMU?
A: SQMU stands for “Square Metre Equivalent Unit.” It is a digital token on the blockchain that represents ownership of one square metre of a real estate property. The SQMU platform lets you buy, sell, and manage these tokens, making it possible to own and trade fractions of real estate easily and securely.

Q: How does fractional real estate investment work on SQMU?
A: Instead of buying an entire property, you purchase SQMU tokens. Each token corresponds to one square metre of a property. As an SQMU holder, you share in the income and any value changes of the property, proportional to the number of SQMUs you own. This approach allows anyone to invest in property with a smaller budget, diversify across multiple properties, and enjoy greater flexibility than traditional real estate ownership.

Q: Who can use SQMU?
A: Anyone who meets the platform’s eligibility requirements can use SQMU. If you have access to a computer or smartphone and can set up a compatible crypto wallet (such as MetaMask), you can participate. The platform is open to individuals from many countries and is designed to be as accessible as possible, even for beginners.

Basic Blockchain and Crypto Concepts

Q: What is blockchain and why does it matter?
A: A blockchain is a special kind of database used to record information in a secure and tamper-resistant way. Imagine a digital notebook that is shared by thousands of people around the world. Once someone writes a new entry, it cannot be changed or erased without everyone’s agreement. This makes blockchain especially useful for recording ownership and transactions—such as who owns a piece of property or a token—without needing a central authority or trusted middleman. For SQMU, blockchain ensures that your investment and property records are safe, transparent, and cannot be altered by anyone behind the scenes.

Q: What is a crypto wallet, and do I need one?
A: A crypto wallet is a digital tool that lets you access, store, and manage your cryptocurrencies and blockchain tokens. You can think of it as a combination of a keyring (holding the keys to your assets) and a bank app (showing your balances and letting you send or receive tokens). On SQMU, you need a crypto wallet to log in, buy SQMU tokens, and manage your investments. The platform recommends using MetaMask, which is available as a browser extension or mobile app. You do not need to buy any special device to get started—just install the desktop extension or wallet app, follow the setup instructions, and make sure to keep your recovery phrase safe.

Q: What is an NFT, and what does ERC-1155 mean?
A: NFT stands for Non-Fungible Token. This is a unique digital asset stored on a blockchain. “Non-fungible” means each one is special and not interchangeable one-for-one with another. For example, a single property deed or a limited-edition collectible is non-fungible.
ERC-1155 is a standard (a set of rules) for creating tokens on blockchains like Ethereum or Scroll. Unlike earlier standards, ERC-1155 allows both unique (NFT) and interchangeable (fungible) tokens to be managed together in one contract. For SQMU, this means you can own unique or semi-unique property tokens securely and efficiently in your wallet, and they are easy for the platform to manage.

Q: What is a stablecoin? How are USDC, USDT, and USDQ different from regular cryptocurrencies?
A: A stablecoin is a cryptocurrency designed to keep its value steady, usually equal to one US dollar. Unlike Bitcoin or Ethereum, which can change value rapidly, stablecoins are backed by real-world assets or collateral.

  • USDC and USDT are the most widely used stablecoins, each meant to always be worth $1. They are backed by cash or similar assets held by trusted companies.
  • USDQ is a stablecoin that uses a different system, such as crypto collateral, to maintain its peg to $1.
  • On the SQMU platform, you use these stablecoins to buy property tokens or receive rent, so you don’t need to worry about big swings in price. Stablecoins make it easy for users to invest and transact with a predictable value.

Q: What is a smart contract?
A: A smart contract is an automated computer program stored on the blockchain. It carries out specific actions—such as transferring funds or recording ownership—whenever certain conditions are met, without any human involvement. For example, when you buy an SQMU token, a smart contract updates the blockchain to show your ownership and may automatically send you a share of rental income. Because smart contracts are public and cannot be changed after being deployed, they help ensure fairness and transparency for everyone using SQMU.

Q: What is a gas fee?
A: A gas fee is a small payment required to complete any transaction or operation on a blockchain. Think of it as a service fee paid to the network for processing and recording your actions. Gas fees vary depending on network activity and the complexity of the task, but are usually just a fraction of a dollar on networks like Scroll. When you buy SQMU tokens, send stablecoins, or interact with smart contracts, you will pay a gas fee in the network’s native currency (such as ETH on Scroll).

Understanding the Scroll Network

Q: What is Scroll?
A: Scroll is a next-generation blockchain network designed to offer faster, cheaper, and more scalable transactions than older blockchains like Ethereum. It operates as a “Layer 2” solution, meaning it works on top of Ethereum and uses advanced technology to process many transactions quickly and at lower cost. Scroll is compatible with Ethereum, which means you can use popular wallets (like MetaMask) and standard tokens, but benefit from a better user experience.

Q: How is Scroll different from other blockchains?
A: Scroll is built to solve some of the biggest challenges found on traditional blockchains: slow speeds and high fees.

  • Transactions on Scroll are typically confirmed in seconds, rather than minutes.
  • Fees (gas costs) on Scroll are much lower than on Ethereum mainnet.
  • Scroll keeps strong security by using Ethereum’s network for final settlement and validation.
  • Unlike some networks that require learning a whole new system, Scroll is fully compatible with Ethereum tools and wallets, making it much easier for users to get started.

Q: Why did SQMU choose Scroll?
A: SQMU chose Scroll to make investing in real estate tokens as smooth and affordable as possible. By using Scroll:

  • Investors pay very low transaction fees, even when buying or selling many tokens.
  • Transactions are fast and reliable, so users don’t have to wait long for confirmations.
  • The platform can scale to handle thousands of users without slowing down. This means you get the security of Ethereum, but with the speed and low cost needed for everyday investing.

Q: Are my funds and tokens safe on Scroll?
A: Yes. Scroll uses Ethereum’s proven security for its final transaction records. This means your SQMU tokens and stablecoins are protected by the same technology that secures billions of dollars on Ethereum. However, it’s important to use trusted wallets, protect your private keys, and only interact with official SQMU links and partners.

Q: How do I check if I am connected to Scroll?
A: If you are using MetaMask (or another wallet), you can see which network you’re connected to at the top of the wallet interface. The SQMU platform will also notify you if you are not connected to the Scroll network, and may offer a one-click option to switch. Always make sure you are on “Scroll” before sending transactions or interacting with your tokens on SQMU.

Wallets and Access

Q: What is MetaMask, and how does it work?
A: MetaMask is a popular digital wallet used for managing cryptocurrencies and blockchain tokens. It is available as a browser extension (for Chrome, Firefox, Edge, and Brave) and as a mobile app. MetaMask lets you securely store, send, and receive digital assets—including SQMU tokens and stablecoins. It also enables you to connect directly to decentralized platforms like SQMU, where you can interact with smart contracts and manage your investments without creating a traditional username and password.

Q: How do I create and set up a MetaMask wallet?
A:

  1. Go to metamask.io and download the official extension or mobile app.
  2. Install MetaMask and select Create a Wallet.
  3. Follow the instructions to create a secure password.
  4. Important: Write down your “Secret Recovery Phrase” and store it somewhere safe—this is the only way to recover your wallet if you lose access.
  5. Once setup is complete, your wallet is ready to use for sending, receiving, and storing cryptocurrencies and tokens like SQMU.

Q: How do I add the Scroll network to MetaMask?
A:

  1. Open MetaMask and click the network dropdown at the top (it may say “Ethereum Mainnet” by default).
  2. Select Add network or Add network manually.
  3. Enter the following Scroll network details:
  4. Click Save and switch to the Scroll network.

Important:

  • You need ETH on Scroll to pay for gas fees when making transactions (such as buying tokens or claiming rent), even if you are using stablecoins like USDC, USDT, or USDQ for investing.
  • Make sure your wallet has a small amount of ETH on the Scroll network to cover these fees. You can obtain ETH on Scroll by bridging from other networks (see the “Getting Funds on Scroll” section).

Q: How do I keep my MetaMask wallet safe?
A:

  • Never share your Secret Recovery Phrase or private key with anyone.
  • Store your recovery phrase in a secure, offline location (not on your computer or phone).
  • Be cautious of phishing websites—always double-check URLs and only use official links from SQMU or trusted sources.
  • Set a strong password for your MetaMask account.
  • Consider enabling additional device security (like fingerprint or Face ID on mobile).

Q: What do I do if I lose access to my wallet?
A: If you lose access to your MetaMask wallet, you can only recover it using your Secret Recovery Phrase. Open MetaMask on any new device, select Import Wallet, and enter your phrase. If you lose the phrase, there is no way to recover your funds. Neither SQMU nor MetaMask support can restore a wallet without it.

Q: Can I use wallets other than MetaMask?
A: The SQMU platform is optimized for MetaMask because of its wide adoption and compatibility with the Scroll network. Some other wallets that support custom networks and ERC-1155 tokens may work, but MetaMask is recommended for the best experience and official support. Always check the platform’s latest compatibility guidelines before using a different wallet.

Getting Funds on Scroll

Q: What is bridging in crypto?
A: Bridging is the process of moving your tokens (such as ETH or stablecoins) from one blockchain network (like Ethereum, Polygon, or Binance Smart Chain) to another network—in this case, the Scroll network. Because each blockchain is separate, a bridge allows you to transfer assets between them. You need to use a bridge if you want to use funds from another network on SQMU, which operates on Scroll.

Q: Why do I need to bridge funds to Scroll?
A: The SQMU platform is built on the Scroll network. To buy property tokens, pay gas fees, or claim rewards, your tokens (USDC, USDT, USDQ, or ETH) must be on Scroll. Funds on other blockchains are not directly usable until you bridge them to Scroll.

Q: How do I use Across Bridge to move funds to Scroll?
A:

  1. Go to the official Across Bridge website: https://app.across.to/bridge.
  2. Connect your MetaMask wallet.
  3. Choose the network where your funds are currently located (for example, Ethereum mainnet, Arbitrum, Optimism, Polygon, etc.).
  4. Select Scroll as the destination network.
  5. Choose the token you want to bridge (e.g., ETH, USDC, USDT).
  6. Enter the amount you want to send and confirm the transaction in MetaMask.
  7. Wait for the bridge to process your transfer. Most transfers complete within a few minutes, but larger transactions may take longer.

Note: You will need ETH on the source network to pay the initial transaction (gas) fees. After bridging, you will receive your tokens on Scroll. Make sure you bridge a small amount of ETH first if you need gas for further transactions on Scroll.

Q: What should I know before using a bridge?
A:

  • Only use official, trusted bridges (such as Across) to avoid scams or loss of funds.
  • Double-check you are on the correct website before connecting your wallet.
  • Transactions cannot be reversed once sent—always verify the recipient network and address.
  • Fees may apply, and processing times can vary based on network activity.
  • Some tokens may not be supported on all source networks; check available options in the bridge UI.

Q: What is Honey Pop and how do I use it to swap tokens?
A:
Honey Pop is a decentralized swap service optimized for the Scroll network. After bridging funds to Scroll, you may want to swap one token (e.g., USDT) for another (e.g., ETH or USDC) to match your investment needs.

To use Honey Pop:

  1. Go to https://honeypop.app/swap.
  2. Connect your MetaMask wallet (ensure you are connected to the Scroll network).
  3. Select the token you want to swap from and the token you want to receive.
  4. Enter the amount, review the quoted rate, and confirm the swap.
  5. Approve the transaction and pay the required gas fee in ETH.

Q: Are there limits or risks with bridging or swapping?
A:

  • Minimum and maximum amounts may apply for bridging or swapping.
  • Swaps may be subject to slippage (small variations in price if the market moves).
  • Always verify token contract addresses if in doubt.
  • Bridging and swapping are irreversible; mistakes cannot be undone.
  • Unexpected delays may happen if networks are congested.

Q: How do I check the status of my bridge or swap transaction?
A:

  • After initiating a bridge or swap, you can track your transaction in MetaMask under “Activity” or by copying the transaction hash into the relevant block explorer (e.g., https://scrollscan.com).
  • Bridges like Across may also provide a direct link to track your transfer status.
  • For swap transactions on Honey Pop, you can verify completion and token balances in MetaMask or by using Scrollscan.

Supported Currencies on SQMU

Q: Which currencies can I use on SQMU?
A: SQMU supports three main stablecoins on the Scroll network: USDC, USDT, and USDQ. You can use any of these to purchase SQMU tokens, receive rent, or manage your investments on the platform. You will also need a small amount of ETH on Scroll to pay gas fees for transactions.

Q: How do I get USDC, USDT, or USDQ on Scroll?
A:

  1. Obtain USDC, USDT, or USDQ on any major exchange or supported blockchain network (such as Ethereum mainnet or Polygon).
  2. Use a bridge (such as Across Bridge) to transfer your stablecoins from the source network to the Scroll network.
  3. Once the transaction completes, your stablecoins will be available in your wallet on Scroll.

Note: You will also need ETH on Scroll to pay gas fees for any transactions.

Q: Can I use other tokens or coins on SQMU?
A: At this time, only USDC, USDT, and USDQ are accepted for purchasing SQMU tokens and participating in platform activities. You can hold other tokens in your wallet, but they will not be supported for investing or rent collection on SQMU. ETH is required for gas fees only.

Q: How do I convert between USDC, USDT, and USDQ?

  • Some versions of MetaMask and some browsers may have limited NFT display for ERC-1155 tokens. Your ownership and balances remain secure even if not displayed.
  • For the most detailed view, always refer to your SQMU dashboard or your Scrollscan transaction receipt (linked in your confirmation email).

Q: How do I see my SQMU ownership on the platform?
A:

  • Log in to the SQMU website with your connected MetaMask wallet.
  • Go to your user dashboard or portfolio section.
  • You will see a list of properties and the number of SQMU tokens you hold for each, along with related details like current value and expected rental income.

Q: Can I transfer my SQMU tokens to someone else?
A:
Yes. You can transfer your SQMU tokens to any compatible wallet on the Scroll network, just like other blockchain tokens.

  1. Open MetaMask, go to the NFTs or tokens section.
  2. Select the SQMU token and enter the recipient’s Scroll wallet address.
  3. Confirm and approve the transfer (you will need ETH to pay the gas fee). Note: Make sure the recipient’s wallet is compatible with ERC-1155 tokens and is connected to the Scroll network.

Q: How do I sell my SQMU tokens?
A:

  • If SQMU supports a secondary marketplace, you can list your tokens for sale directly on the platform or via a supported exchange.
  • Set your selling price and confirm the transaction through MetaMask.
  • Once a buyer purchases your tokens, you will receive the agreed payment (in stablecoins) in your wallet.

If peer-to-peer transfers are supported, you can also transfer SQMU tokens to another user privately after agreeing on payment terms.

Q: Can I increase my investment in a property?
A:
Yes.

  • You can purchase additional SQMU tokens for any property that still has unsold tokens by following the original buying process: select the property, choose the number of extra SQMUs, and confirm your purchase.
  • You can also purchase SQMU tokens from other holders who are selling theirs. Look for active listings in your dashboard or portfolio—these will display SQMU tokens currently offered for sale by other users.
  • The price for SQMU tokens is always pegged to the current official valuation of the property, as set by the platform. This means all buyers and sellers transact at the same price, preventing unnecessary volatility or arbitrage.
  • You may also sell your SQMU tokens to other interested investors using the same system in your dashboard.
  • Your updated ownership will be reflected immediately in your account and in future rent and value calculations.

Managing and Using Your SQMU Investment

Q: How do I view the properties I partially own?
A:

  • Log in to the SQMU platform and connect your MetaMask wallet.
  • Go to your account dashboard or portfolio section.
  • You’ll see a list of all properties in which you hold SQMU tokens, including details such as property name, number of square metres owned, token IDs, and any upcoming rent or earnings.

Q: How is rent collected and distributed to me?
A:

  • Rent from tenants is collected by SQMU’s automated system in stablecoins (USDC, USDT, or USDQ).
  • The platform automatically calculates your share of the rent based on how many SQMU tokens you hold for each property.
  • Rent distributions are typically processed on a set schedule (e.g., monthly or quarterly).
  • When rent is available, it will be sent directly to your wallet address in the supported stablecoin. You’ll receive a notification on your dashboard, and, if enabled, by email.

Q: How do I claim rent or rewards?
A:

  • For most properties, rent will be automatically sent to your wallet—no action required.
  • If manual claiming is required, you will see a “Claim” button next to each property in your SQMU dashboard.
  • Click “Claim,” confirm the transaction in MetaMask, and pay a small ETH gas fee. Your rent or rewards will appear in your wallet as soon as the transaction is complete.

Q: What happens if I sell my SQMU tokens?
A:

  • When you sell or transfer your SQMU tokens to another user, you forfeit your share of future rent and property benefits for those tokens.
  • The new owner will automatically be entitled to all future distributions from the time the tokens are transferred.

Q: How do I withdraw my funds?
A:

  • Any stablecoins (USDC, USDT, USDQ) or proceeds from SQMU sales are sent directly to your connected wallet.
  • From your wallet, you can bridge your funds back to another network (using Across Bridge or similar) or send them to a crypto exchange to convert to local currency.
  • Always keep enough ETH in your wallet to pay for any withdrawal or bridging gas fees.

Fees, Risks, and Troubleshooting

Q: What fees will I pay on the SQMU platform?
A:
You may encounter several types of fees:

  • Transaction (gas) fees: Paid in ETH on the Scroll network each time you buy, sell, transfer, or claim SQMU tokens or stablecoins.
  • Management fees: A percentage of rental income is deducted by the platform as a management or service fee before rent is distributed. The current fee structure is shown transparently in your property dashboard.
  • Bridging and swap fees: If you move funds between networks or swap tokens, the relevant bridge or swap service (like Across or Honey Pop) may charge a small fee.

Q: What are gas fees, and when do I pay them?
A:
Gas fees are small payments required to process transactions on the Scroll blockchain. You pay gas fees in ETH whenever you:

  • Buy or sell SQMU tokens.
  • Transfer tokens to another wallet.
  • Claim rent or rewards.
  • Approve transactions or interact with smart contracts. Gas fees are typically low on Scroll but vary based on network activity and transaction complexity. Always keep a small amount of ETH in your wallet for gas.

Q: What risks should I be aware of when using SQMU and crypto?
A:
All investments involve risks. Specific risks for SQMU users include:

  • Property risk: Real estate values and rental income can fluctuate, and returns are not guaranteed.
  • Smart contract risk: While audited, all blockchain systems carry some risk of technical bugs or vulnerabilities.
  • Stablecoin risk: Although designed to hold value, stablecoins could face de-pegging events or platform issues.
  • Personal security: If you lose access to your wallet or secret phrase, your tokens cannot be recovered.
  • Network risk: Temporary delays, congestion, or outages may affect transaction speed. To minimize risks, only use official SQMU links and documentation, protect your wallet’s recovery phrase, and stay informed through the platform’s updates.

Q: What should I do if a transaction gets stuck or fails?
A:

  • First, check your transaction status on Scrollscan using the transaction hash (available in MetaMask or your dashboard).
  • If the transaction is pending for a long time, you may need to wait until network activity drops.
  • Failed transactions usually do not result in lost funds; your assets remain in your wallet.
  • If unsure, refresh your wallet and dashboard, and check for updates in your activity log.
  • If a transaction remains unresolved or funds appear missing, contact SQMU support with details and your transaction hash for assistance.

Q: Who can I contact for help?
A:

  • Use the support chat or contact form on the SQMU platform.
  • Refer to the official documentation and FAQ for troubleshooting common issues.
  • For wallet-related problems (e.g., MetaMask), visit the wallet provider’s official support page.
  • Never share your private key or recovery phrase with anyone, even with support agents.
