Real Estate Tokenisation in Ethiopia: Unlocking Property Access With SQMU and SQMU-R


Ethiopia is a country on the move. With 134 million people and a median age of just 19, it has one of the youngest populations in the world. Cities such as Addis Ababa, Hawassa and Mekelle are growing fast as millions of young people leave rural villages to build new lives in urban centres. SQMU represents one square metre of property, while SQMU-R represents a tokenised rental contract. Together, they make it possible to split property ownership and rental income into small, tradeable digital units. Instead of saving for years to buy an entire apartment, an Ethiopian worker could start by owning just a few square metres. Instead of sending cash to build a house back home, a member of the diaspora could purchase verified SQMU tokens, funding construction and earning a share of rental income.

This model is straightforward and transparent:

  • Every SQMU token is tied to a physical square metre in a legally recognised property.

Example: A young factory worker in Hawassa rents a studio. Each month her rent is paid through SQMU-R, and part of her salary also buys SQMU tokens in the same building. Over time she accumulates ownership, while the landlord gains steady rent and a pool of micro-investors.

How Landlords and Developers Benefit

Property developers and landlords face financing challenges. Bank loans are limited and expensive, and informal borrowing is risky. SQMU can unlock new capital:

  • Raise funds before construction: A developer building an apartment block in Addis could sell SQMU tokens representing square metres in the future building. Buyers — including diaspora Ethiopians — fund the project in return for ownership and future rent.
  • Sell rental streams: Landlords can pre-sell SQMU-R tokens that pay investors rent from units once they are occupied.
  • Partial liquidity: A homeowner who built a house with savings can sell, for example, 30 sqm to multiple buyers instead of selling the entire house. This frees cash while keeping part of the property.

Example: A small developer wants to build a 20-unit apartment block but lacks affordable credit. By issuing SQMU tokens equal to the building’s square metres, they attract diaspora buyers. Once finished, the units generate rent that is tokenised into SQMU-R for steady income distribution.

How Agents and Brokers Benefit

Real estate brokerage in Ethiopia is highly network-driven and often offline. Tokenisation helps agents bridge local and global markets:

  • Digitised listings: Agents can mint SQMU tokens for verified properties and add legal metadata (land titles, zoning info) directly to the blockchain.
  • Diaspora reach: They can market tokenised properties to Ethiopians abroad who want to invest securely without managing construction remotely.
  • Managed co-ownership: Agents can oversee buildings owned by many SQMU holders, collecting rent and maintaining the property under transparent governance rules.

Example: An Addis-based broker works with families abroad. Instead of ad-hoc house construction projects, the broker tokenises approved developments. Diaspora investors buy SQMU directly, while the broker earns fees for verification and property management.

How Investors and the Diaspora Benefit

For millions of Ethiopians abroad, supporting family or investing back home is complex: bank transfers can be slow, the birr’s value can erode, and legal ownership is hard to secure. SQMU changes that:

  • Direct property stakes: A nurse in the U.S. can purchase SQMU tokens in a new Addis apartment complex, holding legally recognised digital deeds.
  • Stable rental income: SQMU-R can deliver rent in USD-linked digital tokens, avoiding birr inflation.
  • Portfolio building: Small investors can spread risk across multiple properties — for example, 5 sqm in Addis, 10 sqm in Hawassa — and trade tokens when they need liquidity.
  • Hedging local currency: Returns can be distributed in stablecoins, helping diaspora investors preserve value despite birr volatility.

Example: Two brothers in Dubai pool savings to buy SQMU tokens in a mid-rise project in Addis. They receive quarterly rental income in digital USD and can later sell some tokens to fund other investments — all without navigating restrictive currency controls.

Why Ethiopia Is Ready for This Shift

Several structural trends make Ethiopia well-positioned to adopt real estate tokenisation:

  • Huge housing demand: Rapid urbanisation means millions need rental housing now, while ownership remains aspirational.
  • Diaspora capital: Over USD 5 billion flows home each year — an untapped funding source for developers if offered secure digital channels.
  • Fintech adoption: Telebirr and M-Pesa have normalised mobile wallets. If SQMU tokens integrate with these systems, users can buy property shares or pay rent as easily as topping up a phone.
  • Youthful population: Digital-first and mobile-native, young Ethiopians are more open to innovative financial tools than previous generations.

Building Trust and Simplicity

For tokenisation to succeed, the process must be simple and trustworthy:

  • Clear legal structure: Each SQMU token must represent a legally recognised property share.
  • Licensed custody & escrow: Smart contracts must hold rent and deposits securely.
  • Easy mobile access: Apps should integrate with mobile money and work on basic smartphones.
  • Education: Explaining “owning a square metre” in everyday language helps adoption, especially for first-time investors.

Looking Ahead

Ethiopia’s housing market is hungry for innovation. By combining fractional ownership (SQMU) with tokenised rental income (SQMU-R), it’s possible to unlock new paths for tenants to build equity, landlords to finance projects, agents to reach the diaspora, and investors to participate safely.

As urbanisation accelerates and fintech adoption deepens, Ethiopia could leapfrog traditional mortgage systems and embrace a more open, digitally powered real estate economy — where owning or renting a home is transparent, affordable and accessible, one square metre at a time.
